The market in Charleston has changed, as it has everywhere across the country. We are now in a strong buyer’s market. Two years ago we were in a strong seller’s market. At that time we had only 3,000 active listings in MLS. At the present time we have the same amount of buyers. Only we now have over 10,000 active listings in MLS. The old law of supply and demand has kicked in, affecting the market value of all properties in and around the Charleston area.
Because there is so much inventory and competition, your property must stand out amount the competition. It must be clean and neat (no clutter and not too much furniture); it must be staged correctly and “dressed for success”; it must be priced correctly in the very beginning; it must be readily available for all showings, and it must be marketed properly.
