If the property is vacant, a lockbox would be placed on the property, and all agents wishing to show the property would make an appointment through Centralized Showings, so the listing agent would know about all showings and be able to provide feedback to the seller after all showings have been completed. If the property is occupied, an arrangement can be made through Centralized Showings asking that a message be left for the seller when the property is being shown, and the showing agent can then use the lockbox placed on the property to show. If the seller does not wish the property to be shown without a prior appointment, then Centralized Showings would be given instructions that all showing appointments must be confirmed prior to any showings. Once the appointment has been confirmed, the showing agent would then use the lockbox to gain access to the property.
It is best that the seller not be there when the property is being shown. Most buyers want privacy when they are viewing potential properties so they can imagine for themselves where they will place furniture and if the floor plan is right for their needs and if the property is in good repair cosmetically or if they will have to paint, re-carpet, etc. once they move in. The buyer’s home inspection will determine if there are any major repairs to be done.
The showing agents know to turn off all lights that were off and lock the home up securely before placing the key back in the lockbox.
